Here’s what you need to renew your
Washington Real Estate license
The information below is a summary of the minimum requirements set forth by the Washington State Department of Licensing. For a more detailed requirements breakdown, please see the board’s site. **As of June 1, 2022, Substitute Senate Bill 5378 requires education on Fair Housing for all Real Estate Brokers and Managing Brokers for new licensees and renewals.
· DOL will allow Licensees until June 1, 2023, to take the Fair Housing 6-hour course.
· Each subsequent renewal Brokers and Managing Brokers must complete the Washington Real Estate Fair Housing (3hr) course to stay compliant with WA education requirements.
Seat Time: The Washington Real Estate Commission requires a timing device for all online virtual classroom courses to ensure that courses cannot be completed in less time than the approved credit hours. Please note that your course will time out after several minutes of inactivity.
Final Exam: Students are required to demonstrate mastery of the content at certain levels of the course for an online virtual classroom course final exam. A correspondence course has no required quizzes throughout the course, and instead has a final exam passing score requirement of at least 70%.
Expiration Date of Course: Course expiration dates vary but are generally 6 months after enrollment date.
Certificate: With few exceptions, online course completion certificates are available for download at course conclusion and posted directly to your student dashboard.
Online Limitations: There is no limit to the number of CE hours that may be completed via distance education.

To renew your broker’s license for the first time, you will need a minimum of 90 continuing education clock hours. This includes the following mandatory courses:
-30-hour Washington Real Estate Advanced Practices
-30-hour Washington Real Estate Law
-3-hour Current Issues in Washington
-6-hour Washington Fair Housing
Our First Renewal package includes all these mandatory courses as well as an additional 21 hours of continuing education credits.
If you have already completed your first renewal, then all subsequent renewals are referred to as “standard renewals.” For standard renewals, you will need a minimum of 30 continuing education clock hours. This includes the following mandatory courses:

Our standard renewal package includes all these mandatory courses as well as an additional 24 hours of continuing education credits.
The renewal requirements of a managing broker’s license are the same as any broker’s license standard renewal. You will need a minimum of 30 continuing education clock hours, including the following mandatory courses:

-3-hour Washington Fair Housing Our standard renewal package includes all these mandatory courses as well as an additional 24 hours of continuing education credits.
If your license expiration date was less than a year ago, there is no change in the education requirements. You will not be able to work as a broker while your license is expired and must renew it before engaging in any transactions. There is also an additional late fee of $40 when paying for the license renewal.
If your license expiration date was more than one year ago, but less than three years ago, you will need to apply to reinstate your license. To find out if you are eligible to apply, email [email protected] with your full name and license number. If eligible, the DOL will email you instructions and the full amount of your fees. The reinstatement process includes completing 60 clock hours of coursework, including the 30-hour Washington Real Estate Law course; paying all renewal fees with late penalties included; and paying a $100 reinstatement penalty fine.
If your license expiration date was more than three years ago, you will need to take all pre-licensing courses and the state exam again. You will have to pass both requirements.
Absolutely! If you’d like to take a different elective option than what is offered in the package, please give us a call. We can help you switch that elective and take any course with the same credit hours at no additional cost.
Designations can help you specialize in a specific focus in real estate. We offer several designation courses, including the Military Relocation Professional, Senior Real Estate Specialist, and Home with Diversity. Once your courses are finished, the last step is to submit your renewal application! Simply log into your SAW (SecureAccess Washington) account, pay the fee, and submit your renewal. You will not need to upload your course certificates unless you are being audited, which the Department of Licensing will let you know of ahead of time.
Each course will have a course timer to ensure you’re spending at least the minimum amount of time required by the Department of Licensing. If you finish your course before the required amount of time has been fulfilled, we recommend going back to an earlier portion of the course and studying the material further for the remaining time.
If your continuing education course is a 30-clock hour class, there is a mandatory final exam at the end of the course. Courses shorter than 30 hours may have a course completion quiz but will not have a full final exam.
If you are renewing your license for the first time, you must wait until you have received your initial license to begin working on your continuing education. Any courses started before receiving your real estate license will not count toward your renewal.
You must complete at least 15 hours of CE courses within 24 months of your renewal date. You may also use up to 15 hours of continuing education that you’ve completed within 48 months of your renewal date, as long as you haven’t used those hours to qualify for a previous renewal.
Rockwell offers a 3-hour Ethics course that typically meets the NAR requirement. It is not an accredited NAR course.
